We charge a straightforward percentage of your rental income. This is calculated on the payout from each platform we advertise on (after their fees). No setup fees, no admin charges with us. Holiday letting comes with a set of compliance requirements and we'll make sure you always know what's needed and when. Ultimately these are your responsibility as the owner, but you won't have to figure it out alone. We’ll prompt you when something is due, whether that's a gas safety certificate, electrical safety certificate, or fire risk assessment. We'll explain what each one involves when you onboard so nothing comes as a surprise and we're always on hand if you have questions along the way.

Absolutely. You can block dates for personal use whenever you want to. We'll work around your plans and you'll never be charged to stay in your own home. If you're planning extended personal use we can factor that into your income projections from the start so there are no surprises.
Yes, a significant number of our owners live outside the UK, some as far as Australia and the US. We're set up to manage everything locally so the distance doesn't affect how your property performs or how well it's looked after. Your account manager is your single point of contact and easily contactable. We can also provide the monthly statements and annual income summaries you'll need for tax purposes abroad.
Allowing pets can significantly widen your target market and increase income potential, particularly in the countryside. However, we understand that some properties may not be suitable for pets and we will make sure this is clear to guests when this is the case. Whatever you decide, we can set your home up with this in mind and optimise towards attracting bookings that meet your requirements. We'll also make sure pet-friendly guests know exactly what's expected of them and that your property is thoroughly checked after every pet-friendly stay.
We screen all bookings thoroughly to reduce the risk of party bookings. For most properties we wouldn't recommend actively marketing to stag or hen groups unless your property is specifically suited to it. For larger group bookings we apply stricter vetting, require ID verification and can increase the security deposit where appropriate. Your property's rules are enforced clearly from the moment of booking so guests know exactly what's expected before they arrive. In our experience the most effective deterrent is a combination of clear house rules, a visible security deposit and a host profile that signals the property is actively managed. Problem bookings are rare. When they do happen we act immediately, refusing or cancelling the booking before it can cause any issues.
In the right location a hot tub can meaningfully increase both nightly rates and occupancy, particularly in autumn and winter when guests are actively searching for that experience. The trade-off is ongoing maintenance cost and the operational complexity of managing it between stays. We'll give you an honest view based on your specific property and location rather than a blanket recommendation either way. For some properties it's a clear yes. For others the numbers don't justify it.

We don't believe in tying owners into long contracts. We ask for a reasonable notice period so we can manage any live bookings properly and hand everything over cleanly. We'll walk you through the terms clearly before you sign and there are no exit fees.
